Practice
A building is not sold on photographs. It is sold on size, condition, access, power, parking, and what the zoning will actually let a tenant do there. Every listing I take to market leads with those numbers, because that is what a real prospect filters on before they ever call.
Pompano, Deerfield, Oakland Park, Davie, Riviera Beach - these trade differently from one another and always have. Comparables pulled from the wrong side of a submarket line produce confident, useless advice. I stay narrow on purpose.
Most of what goes wrong in a transaction is a message that sat unanswered for four days. I have built my practice, and the systems behind it, around the assumption that responsiveness is a service, not a courtesy.
Designation
The Certified Commercial Investment Member designation is awarded by the CCIM Institute after a graduate-level curriculum in financial, market, and investment analysis, plus a portfolio of qualifying transactions. Fewer than one in ten commercial practitioners hold it. In practice it means the underwriting behind a recommendation has been done properly — and can be shown to a lender, a partner, or an investment committee without being rebuilt first.
